Overview
Hubbard Place faced high utility costs and aging infrastructure. The project’s goals were to cut water, electricity, and gas consumption while improving resident satisfaction, reducing maintenance costs, and enhancing security. Unique to this site, its historic designation required retrofits that preserved the façade. CEG carefully selected LED kits to fit within existing fixtures, delivering improved lighting for residents and clearer images for security cameras without altering the exterior appearance
Solutions
CEG implemented a comprehensive package of upgrades at Hubbard Place Apartments, including low-flow water fixtures, high-efficiency boilers, modernized lighting and controls, and custom LED retrofits that preserved the property’s historic look. Laundry room equipment was also replaced to cut energy and water use, improving both efficiency and resident comfort.
Results
The project saves $85K annually, reducing utility use by 1,730 MMBtu, 56,000 kWh electricity, 15,500 therms of natural gas, and 5M gallons of water each year. These savings equal the environmental impact of planting nearly 3,000 trees, avoiding 13,000 gallons of gasoline consumption, and filling 7.5 Olympic swimming pools with the water saved. A portion of the savings is reinvested in Resident Services Programs that directly support tenants.
